However, so many factors can influence a home's value and its proper asking price. Emotions can run high when it comes time to sell your home, so getting an objective assessment of your house's value is vital.

* Make a list of your neighborhood's pros and cons. Is your house near a vital business area and shopping centers, schools and entertainment? Or, maybe you have a lot of acreage to offer in an area where other lots are small? Are you near transportation or within driving distance of downtown?
* Get professional advice. You can approach a real estate agent, but that may result in pressure to sign a sales contract with them. A simple form prompts you to provide the address of your property, the number of bedrooms and baths, what type of home it is, and what you think it might be worth. The site then generates an approximate value based on the information you provide.
